The development comprises seven two-storey terraced, semi-detached houses and a four-storey block of seven 1 and 2 bed apartments with a commercial unit at ground floor level.

The Market is a mixed-use residential development located in the centre of Bonnyrigg, Midlothian. The scheme comprises seven two-storey terraced and semi-detached houses, alongside a four-storey apartment block providing seven one- and two-bed flats with a ground floor commercial unit.
Challenges
The site presented significant technical constraints due to its location within a historic mining area, requiring grouting of shallow mine workings to ensure ground stability. The constrained town-centre location also created challenges for the design and coordination of surface water and foul drainage, given the presence of existing drainage infrastructure.
Solutions
A coordinated engineering approach was developed to address ground conditions and infrastructure constraints. Mine grouting measures were integrated into the site strategy, while bespoke drainage solutions were designed to connect efficiently with the existing networks, enabling the successful delivery of the development within a complex urban context.
