Introduction
The Ardfin Estate redevelopment is a large-scale, sensitive restoration and expansion project combining historic renovation with extensive new infrastructure works across the estate.
Background
The project centred on the comprehensive refurbishment and extension of the Grade C-listed Jura House, alongside the renovation of existing stable and farm buildings. Works formed part of a wider estate masterplan that included new utilities infrastructure, an energy centre, utilities buildings, stables conversion and golf course development. Jura House was significantly reconfigured and extended with new wings to provide additional accommodation, leisure facilities and controlled storage environments.
Challenges
The scale and complexity of the estate, combined with the listed status of key buildings, required careful coordination of structural, architectural and building services works. Protecting and reinstating historically sensitive fabric, upgrading obsolete infrastructure and securing approvals from Historic Scotland, the Local Authority and SEPA added further layers of complexity.
Solutions
Harley Haddow delivered an integrated multi-disciplinary service, coordinating civil and structural engineering with MEP design to streamline delivery and reduce risk. New site-wide power, water, drainage and access infrastructure was introduced, including modern foul water treatment systems, while the historic buildings were sensitively refurbished and extended to meet modern performance standards. Close collaboration with statutory bodies ensured approvals were secured and the historic character of the estate was preserved throughout.
