Introduction
The building was designed to provide an environment that nurtures creativity, new writing and performance. Through the upgrading of all MEP services Hampstead Theatre is now able to provide a space that is adaptable to every play and production.
Background
Harley Haddow were appointed to deliver MEP refurbishment works within the live theatre environment. Key elements of the project included the renewal of the fire detection and alarm system, with revised coverage layouts and altered detector types selected to better suit the building’s varied uses and performance spaces. All works were required to be carefully coordinated to avoid disruption to the theatre’s programme.
Challenges
The primary challenge was delivering significant MEP upgrades within a live building that remained operational throughout the works. The theatre’s performance schedule placed strict constraints on access, working hours, and phasing. In addition, alterations to fire detection coverage and device types required careful coordination to maintain life safety compliance at all times during installation.
Solutions
Harley Haddow developed a phased delivery strategy, scheduling works during weekends and night-time periods to minimise disruption to theatre operations. Temporary arrangements were implemented where necessary to maintain full fire safety compliance throughout the works. The upgraded fire detection and alarm system was designed to suit the building’s current use, improving performance and reliability while supporting the theatre’s long-term operational and lifecycle requirements.
