Introduction
90 New Road, Rainham has been the first phase of a major regeneration project on a former brownfield site in East London. The aim of the development is to create generous modern homes that are fully integrated into the fabric of the existing community and the surrounding green space. To aid this community cohesion the development has incorporated a new civil centre, railway edge and alongside its new residential core.
Background
This project involves the redevelopment of a major brownfield site in east London as part of a wider regeneration initiative, anchored by the new Beam Park station. The scheme delivers 762 new homes, including townhouses and apartment blocks ranging from 4 to 11 storeys, alongside affordable housing, flexible commercial space, and a new local centre to support a growing community
Challenges
Key challenges included delivering a high-density residential development that supports placemaking and community integration, while responding to varied building typologies and character areas across the site. Developing a robust net zero carbon energy strategy and coordinating site-wide utilities and services alongside new transport infrastructure were also critical considerations.
Solutions
Harley Haddow developed the energy and sustainability strategy from planning stage and provided full MEPH and utilities design services. The scheme adopts a net zero carbon approach, combining high-performance building fabric, underfloor heating with MVHR, local heat pumps connected to centralised ambient loop systems, and roof-mounted PV arrays. The coordinated MEP strategy supports flexible commercial spaces, high-quality homes, and a people-focused public realm, helping to create a sustainable and well-connected new neighbourhood.
