Introduction

The project sought to provide a new distillery and visitor centre centred around the revitalised Borodale House. Located on the Hebridean whiskey trail, the distillery takes full advantage of the rural location and views.

Background

The project involved the redevelopment of a Victorian villa and existing accommodation block, alongside the demolition and refurbishment of outbuildings, to create a new distillery process hall, visitor centre and hotel. The development also included the construction of a new bonded warehouse incorporating cask filling facilities, forming a fully integrated distillery estate.

Challenges

The scheme required careful coordination between historic buildings and new industrial distillery infrastructure. Integrating modern distilling processes within a mixed-use site, while upgrading incoming utilities to support high process loads, presented technical and phasing challenges, particularly where visitor, hospitality and production functions overlap.

Solutions

Harley Haddow led the full MEP design for the development, including the upgrade of incoming utilities to support the distillery’s operational demands. The services strategy was designed to efficiently serve a two-still distillery with an output capacity of 50,000–100,000 litres of pure alcohol per annum, while supporting the visitor centre, hotel accommodation and bonded warehouse in a coordinated and robust manner.
