Introduction

This project delivered 35 mixed semi-detached and terraced bungalows and two-storey houses on a partial brownfield/greenfield site, providing social and accessible amenity homes. The design incorporated future-proofing for mobility hoists and included a specially adapted unit for a special needs family, with the flexibility to convert it into two standard units without structural changes.

Solutions

Harley Haddow provided civil, structural, and M&E design support. Roads, drainage, and SUDS systems were designed to current standards, with integrated landscaping for footpaths, roads, and service zones. Mechanical and electrical services included performance specifications and energy design reviews to assist in achieving Eco Homes accreditation.

Collaboration

Close collaboration with the client, architects, and contractors ensured the homes met accessibility and sustainability requirements while providing flexibility for future adaptation. Harley Haddow coordinated services and infrastructure with the landscape design to create an integrated, functional residential development.

Challenges

Key challenges included designing adaptable homes for special needs users while maintaining structural flexibility for future conversions. The mixed brownfield/greenfield site required careful coordination of roads, drainage, and services, and the project had to meet Eco Homes sustainability standards within a traditional procurement route.
