Introduction
Development of 5-star boutique hotel on the steps of Buckingham Palace. It was important to keep the original façade of the building, ensuring consistency with the iconic Mayfair architecture. Inside however, the hotel was created to provide 53 luxury suites, underground spa and a rooftop pavilion for the guests to enjoy.
Background
The project involved the development of a five-star boutique hotel in prime central London, Mayfair. The scheme included demolition of the existing building with façade retention of the listed front elevation, and construction of two basement levels plus ground floor and five upper floors of guest accommodation. Basement areas contained kitchen, staff, and support spaces, alongside a lower ground spa, treatment, and pool facilities.
Challenges
Working within a constrained city centre site with a listed façade required careful demolition, structural support, and integration of new build elements. The project also demanded high-specification MEP services for specialist hotel fit-out, IT, ventilation, and EPOS systems, while ensuring compliance with London Plan energy emissions. Space limitations in the basements presented further challenges for plant and sprinkler systems.
Solutions
A subterranean concrete tank was installed below the second basement to accommodate a full sprinkler system without restricting plantroom space. Specialist MEP services were coordinated to meet the high-end requirements of guest rooms, bar, restaurant, and wellness areas, while integrating energy-efficient solutions to meet regulatory standards.
