Introduction
This project comprises the development of a large build-to-rent residential scheme forming part of a wider city centre regeneration initiative.
Background
The development delivers 527 low-energy apartments alongside shared resident amenities and ground floor commercial retail and office accommodation. The scheme has been designed to significantly reduce operational energy demand, targeting compliance with the 2025 Future Homes Standard and a pathway towards net zero carbon, with Silver standard energy and carbon performance.
Challenges
The site is located on a steeply sloping city centre plot, tightly bounded by existing residential properties and listed buildings, creating constraints on layout, construction methodology and servicing strategies. Structural complexity was increased by the need for piled foundations and a lightweight steel gauge frame with concrete slab floors, while maintaining low energy and heating demands across a high-density residential development.
Solutions
A fabric-first, low-energy design approach was adopted, incorporating high levels of insulation, reduced heat loss and efficient building services. The scheme integrates electric vehicle charging and low-carbon energy systems to minimise future operational emissions. Careful coordination of structure, services and construction sequencing has enabled the development to progress on site while meeting demanding sustainability and regulatory targets.
