Introduction

This project delivered a new-build residential scheme replacing an existing mixed-use building with 16 high-performance apartments designed for private sale.

Background

The development involved demolition of the existing ground floor retail unit and first floor flats, making way for a new build scheme comprising a mix of one, two and three-bedroom self-contained apartments. The proposals were designed to be London Plan compliant, incorporating a high thermal performance building envelope and low carbon building services strategy.

Challenges

Key challenges included achieving a 35% overall carbon reduction while transitioning the site to a fully electric solution through removal of the existing gas supply. The project required full disconnection and reconfiguration of existing utilities, as well as the coordination of separate MEP and utility arrangements for each apartment alongside a dedicated landlord’s supply.

Solutions

An all-electric design was implemented, incorporating heat pumps, MVHR systems and supplementary solar PV to reduce operational carbon emissions. Detailed MEP drawings and specifications were developed to support delivery under a management contract, with ongoing technical input and site monitoring to ensure compliance, performance and quality throughout construction.
