Introduction
The Trades Union Congress Memorial Building was completed in the 1950s and has since been revitalised throughout the years as the building showed signs of age. The original fabric has been carefully restored whilst all the services have been upgraded and access has been modernised to provide a fully serviced commercial space in the centre of London.
Background
The project involved the redevelopment of south-side offices and basement areas within a listed 1950s office building on Great Russell Street, London. The aim was to create high-quality speculative office accommodation for mixed tenancy, enabling better use of the building while supporting both private sector occupiers and the Trade Union Congress (TUC).
Challenges
Key challenges included upgrading performance and flexibility within a listed building, while retaining historic fabric and accommodating existing tenants throughout the works. The ageing building services infrastructure, limited floor-to-ceiling heights, and the need for phased construction added further complexity.
Solutions
A full architectural and M&E refurbishment was delivered, introducing improved façade elements, secondary glazing, new screeded floors for flexible power and data distribution, and a centralised ventilation spine to maximise usable space. Each floor was designed with standalone M&E systems and independent utilities, supported by local heating and cooling units and heat recovery ventilation. Security, fire systems and lifts were also upgraded, with all works carefully phased to maintain continuous occupation of the building.
