Introduction
This mixed-use development in central Norwich spans approximately 1.8 hectares and brings forward a significant combination of new homes, commercial space and revitalised heritage assets. The proposals will deliver around 151 residential units alongside office, retail, hotel and gallery space, creating a new destination within the city.
Site & Heritage Context
The site includes the former St Mary’s Works, a locally listed building and former shoe factory. This structure will be sensitively converted to provide eight two-bedroom apartments and ground floor commercial space. Its inclusion ensures the development blends new construction with the preservation of important industrial heritage, supporting both character and community identity.
Development Vision
The intention for the wider site is to establish a hub for new and developing businesses, with 4,400 sqm of office accommodation designed for flexible terms suited to start-ups. The commercial offer is supported by a 3,200 sqm hotel, a restaurant facility, 450 sqm of retail and 60 sqm of gallery space, with 120 parking spaces integrated across the masterplan to support ease of access.
Our Role
Harley Haddow were engaged to provide early planning advice and prepare the energy strategy submissions required for planning. Following this, the team developed the Stage 3 design proposals for issue to a design and build contractor. Due to the scale of the site and its phased delivery, the optimal engineering solution was the introduction of two central energy centres, with heating generated by CHP and distributed through a district heating network serving the entire development.
