Introduction
The full regeneration of one of Scotland’s most charming country houses. The project included the development of 60 woodland lodges, refurbishment of the existing rooms as well as estate wide infrastructure including roads and car parking to serve the entirety of the estate.
Background
Harley Haddow have been fully engaged in the multi-phased redevelopment of the Roxburghe Hotel in Kelso, Scottish Borders. The project began with the sensitive refurbishment of the Grade II listed hotel, formerly the home of the Duke of Roxburghe, followed by a significant expansion and wider estate development including hospitality, leisure and accommodation facilities.
Challenges
Key challenges included undertaking listed building alterations while addressing fabric repairs and modernisation, delivering a large contemporary hotel extension within a historic setting, and integrating major new infrastructure across an ecologically sensitive woodland estate. Drainage, energy generation, access routes and services had to be carefully planned to protect watercourses, existing trees and future development potential.
Solutions
A coordinated, estate-wide approach enabled the delivery of a three-storey hotel extension with spa and pool facilities, supported by a dedicated energy hub discreetly located within woodland. Harley Haddow developed drainage masterplans, roads and footpath strategies, bridges, and infrastructure to support new lodges, leisure facilities, estate buildings and long-term future phases, ensuring the development was both environmentally sensitive and operationally robust.
