Introduction

The project involves the development of two new semi-detached townhouses on a constrained gap site fronting onto Canon Lane.

Background

The site was previously used as a car park and is tightly bounded by masonry walls on both sides, with a 3m retaining wall to the south. Harley Haddow provided civil and structural engineering services to support the design and delivery of the new residential development.

Challenges

The restricted nature of the site, combined with existing boundary conditions and level constraints, required careful coordination of levels, drainage and structural design. Engagement with Scottish Water and securing the necessary approvals added further complexity to the development process.

Solutions

Harley Haddow developed the site levels and full drainage strategy, including surface water mitigation, foul and surface water design, and coordination with Scottish Water. Structural services included the design of foundations, substructure and superstructure to Building Warrant stage, incorporating SER certification and coordination of specialist elements such as timber frame, balustrading and glazing.
