Retrofit in Focus: The Sutton Estate | AJ Retrofit & Reuse Awards 2026

As sponsors of the AJ Retrofit & Reuse Awards 2026, we’re highlighting some of the projects we’ve helped bring new life to through thoughtful, low-carbon retrofit.
The Sutton Estate in Chelsea has been shortlisted in the Decarbonisation at Scale category, recognising the transformation of four historic residential blocks into around 90 modern, energy-efficient homes.

Improvements included enhancing the thermal performance of the apartments.
Retrofitting at Scale
Originally developed in 1904, the Sutton Estate presented the challenge of significantly improving the performance of existing residential buildings while working within their established fabric.
The refurbishment and conversion created a mix of one, two and three-bedroom apartments, upgrading the accommodation to meet modern expectations for comfort, safety and accessibility.

The project demonstrates how considered retrofit can help decarbonise existing housing at scale while extending the life of established buildings.
A Lower-Carbon Approach
A key focus was improving thermal performance and reducing the carbon associated with heating and hot water across all four blocks.
Harley Haddow supported the integration of low-carbon and energy-efficient heating and hot water systems in line with planning requirements and Clarion Housing Group’s sustainability objectives.
Taking this approach across approximately 90 homes demonstrates how retrofit can deliver meaningful carbon reductions at an estate-wide scale.
Retrofit in Focus
The Sutton Estate demonstrates the role large-scale residential retrofit can play in improving existing housing stock, combining lower-carbon building services with improved thermal performance and modern standards of living.
Its shortlisting for Decarbonisation at Scale at the AJ Retrz`ofit & Reuse Awards 2026 reflects the growing importance of upgrading existing homes as part of the transition towards a lower-carbon built environment.
